How do I order Resale Document?

We process all association resale document orders through our website, StevensonWilliamsCo.com, under the RESALE DOCUMENTS menu tab, click ORDER DOCUMENTS.

You will be redirected to READY RESALE to start your order. The page that opens will require you to log in. If you have not previously created a login, click SIGN UP HERE to create one.

After creating a Ready Resale account and logging in, follow these steps:

1. Enter the STREET NAME in the search box as directed. Click SEARCH. Then from the list that populates click on the subject property.

2. To order the needed resale package, click PACKAGES on the page that opens.

3. Scroll down to RESALE PACKAGE and select it. Please note, selecting anything other than RESALE PACKAGE will not provide you with resale certificates/estoppel.

4. Click ADD. The resale package is now added to your order.

5. Read the Lender Questionnaire Notice that pops open. Then click OK to close the pop up.

6. AFTER adding the resale package to your order, click LENDER QUESTIONNAIRES and search for the questionnaire you require. Contact your potential purchaser or their agent to determine which lender and questionnaire they require for their financing.

IF A QUESTIONNAIRE IS NOT NEEDED, as in a cash sale, a questionnaire must still be added to your order to proceed.

A. After clicking LENDER QUESTIONNAIRES, type GENERIC in the search box.

B. Scroll to GENERIC FORMS and click to open

C. Click ADD after the first questionnaire under GENERIC FORMS.

7. AFTER ADDING A QUESTIONNAIRE TO YOUR ORDER, click NEXT. Complete the page that opens. All fields marked * are required.

Under EMAIL NOTIFICATIONS, please include the email addresses for all parties who may require access to these documents, e.g., seller, potential purchaser(s), lender(s), and real estate agent(s). DISTRIBUTION OF RESALE DOCUMENTS TO ALL PARTIES IS THE RESPONSIBILITY OF THE PARTY PLACING THE ORDER.

8. Once the page is complete, click PAYMENT OPTIONS.

9. On the page that opens, Shipping and Payment Options, select the payment method you wish to use, NOTE ANY PROMPTS THAT OPEN and complete the form. All fields marked * are required.

10. After completing the payment screen click REVIEW ORDER.

11. On the page that opens, REVIEW WHAT YOU ARE ORDERING AND ANY ADDITIONAL INFORMATION. At the bottom of the page check that you have read the terms and agreements. Then click SUBMIT ORDER.

After your order is placed and paid, all parties included on the email distribution list you created in Step 7 will receive email confirmation of the order with a transaction ID and downloading instructions.

You will have immediate access to pre-prepared association documents. Documents are available for download for fourteen (14) days after they are released.

Resale Certificates/Estoppels and Lender Questionnaires are drafted for your specific transaction and will be made available when complete. Email notifications will be sent as each document is released. There is approximately a 10+ business-day turnaround on NON-RUSH orders. RUSH orders take priority over NON-RUSH orders. High RUSH order volume will slow NON-RUSH order completion. Please consider your timeframe when placing a document order.

Resale Certificates/Estoppels are valid for the month in which they are drafted. Before closing, make sure the closing, title, or settlement agent reaches out to our offices to confirm that the amount owed to the association hasn’t changed.

Why do I need to order a Resale Package?

Under TITLE 68 OF THE PENNSYLVANIA CONSOLIDATED STATUTES, THE UNIFORM CONDOMINIUM (OR PLANNED COMMUNITY) ACT, whenever the sale of a unit occurs within a condominium or planned community association the seller is required to provide the buyer with a package of association documents. This Resale Package will include a complete set of governing documents, financial reports, budget, proof of the association’s insurance, an Estoppel with a Resale Certificates and Receipt for Certificates, and a lender questionnaire. We also include any other documents the Association deems important for an owner to have.

What is the turnaround time on Resales Certificates and Lender Questionnaires?

Turnaround ranges from 1 to 15+ days, depending on order type, payment method, and volume.

NON-RUSH orders paid by credit card are completed in approximately 10+ business days. Non-rush orders paid by check are completed in approximately 15+ business days. Regardless, there is no guaranteed completion time for non-rush orders. The day an order is placed is counted as zero, the counter starts the following business day.

RUSH orders paid by credit card will be completed in the time frame specified when ordering. Rush orders paid by check will require approximately an additional 5-10 days to complete, dependant the delivery time for the carrier you have chosen. The day an order is placed is counted as zero, the counter starts the following business day.

What is the price of a Resale Package?

A Resale Package costs $395.00, plus a convenience fee if paying by credit card.

What is the price of a Lender Questionnaire?

Ordered separately from a Resale Package, the fee for a Lender Questionnaire or addendum varies depending on length plus a convenience fee if paying by credit card.

100 max questions: $175.00

300 max questions: $250.00

400 max questions: $325.00

What is the price for a Rush order?

Rush fees are tiered.

1-2 business days: $300.00

3-4 business days: $200.00

5-6 business days: $150.00

7-9 business days: $100.00

10+ days, Non-rush: No additional charge

Which questionnaire should I order?

We cannot advise you on which lender questionnaires to select to provide to your potential purchaser. You can obtain that information from the buyer or their representative.

If you are refinancing, contact your lender to determine which questionnaire they require.

If the lender or their questionnaire do not populate, you, a potential buyer, or lender, must contact Association Ready DIRECTLY at [email protected] or call 1-888-497-8832 to make arrangements to upload their information.

We do not manage the uploading of lender questionnaires. We are not responsible for the ordering of incorrect lender questionnaires.
